March 16, 2018

 

Outside side lighting has been completed in front of the main building.

Work continues in the corridors.  Installation of hand rails and decorative columns continues on the third floor.  Installation of ceiling grid, tiles and new lighting continues on all floors.

Installation of new painted wood apartment doors has been put on hold while we contact the lock manufacturer regarding difficulties residents are having with new locks.

The area of the former Memorial Garden has been filled with stone to create additional employee parking.  This temporary parking area will be utilized when the current parking area north of the kitchen is removed for the new food service delivery drive and entrance.

The patio north of the kitchen was removed in preparation for the new food service delivery drive and entrance.

In preparation for the new and improved television service, it is necessary to run new cable coax to each room in the Health Care Center.  This work will begin on Monday, March 19.  Environmental services staff will empty top cabinets, which will be temporarily removed while cable coax is installed.

 

March 9, 2018

 

Work progresses on outside site lighting in front of the main building.  Electricians ran wire to the light pole bases on March 9 and the light poles will be erected soon.

Work continues in corridors.  Installation of hand rails and decorative columns continues on the third floor.  Installation of ceiling grid, tiles and new lighting continues on all floors.

The area of the former Memorial Garden will be filled with stone to create additional employee parking.  This temporary parking area will be utilized when the current parking area north of the kitchen is removed for the new food service delivery drive and entrance.

New painted wood apartment doors will be installed for all apartments in the main building.  This work will begin on the north end of the third floor on Monday, March 12.  The process will include removal of the existing door, hanging of the new door, applying two coats of paint, and installation of hardware and locking core.  There will be a period of time that each apartment door must remain open for painting and drying.  Once the process begins for a given door, it will be completed by the end of the day.  As doors are replaced, and until new permanent signs are received, we will utilize temporary signage indicating resident names and apartment numbers.

 

March 2, 2018

 

Removal of extra apartment doors will begin on the second floor the week of March 5.  This process involves the workers having access to impacted apartments multiple times.  The Environmental Services staff is notifying residents of this work and moving furniture as necessary.

In preparation for the new and improved television service, it is necessary to run new cable coax to each apartment.  This work is complete on the second and third floors and will move to the first floor on Wednesday, March 7 and Thursday, March 8.  The disruption will be minimal and staff will temporarily move any furniture as necessary.  Please remember that all wiring in the building has to be completed before the TV service is available.

The restrooms across from the kitchen on the second floor have been closed for remodeling.

The sheetrock ceiling has been installed in the new maintenance building.

 

February 2, 2018

 

The new flag pole was erected in front of the main building on Friday, February 2.  New spotlights will be installed to shine on the flag.

Ceiling grid and new lighting has been installed on the third floor.  Ceiling tiles are beginning to be installed.

January 19, 2018

 

Installation of new heating and cooling units in the original building has been completed.

Removal of extra apartment doors began on the first floor this week.  This process involves the workers having access to affected apartments multiple times.  The Environmental Services staff is notifying residents of this work and moving furniture as necessary.

Painting of the corridors started on the third floor.  Please remember that the final look will be much different once all of the pieces (ceiling, columns, trim, lighting and carpet) are in place.  Two professional interior designers have selected and coordinated all of the colors for the renovation.  We ask residents to be patients and wait for the final product.  At that time, determination can be made about any changes.

Digging for site lighting in front of the main building started today.

Prep work outside in the area between the kitchen and the north wing of the main building started today.  This area will be renovated to include a new separate food service delivery entrance, refuse/recycling storage and removal, and a few additional parking spaces.

 

January 12, 2018

 

Installation of new heating and cooling units in the original building nears completion.

In preparation for the new and improved television service, it is necessary to run new cable coax to each apartment.  This work is complete on the third floor and will move to the second and first floors soon.  The disruption will be minimal and staff will temporarily move any furniture as necessary.

Construction management has given a revised schedule that includes opening the east (front) parking and building entrance and moving into the new maintenance building in March.  Once those have been completed, the west (rear) parking and building entrance will be closed for renovation.  The anticipated completion of all projects is September, 2018.

 

January 5, 2018

 

Electricians continue work on site lighting in front of the main building.  Site lighting must be completed before the parking area can be opened.

In preparation for new and improved television services, it is necessary to run new cable coax to each apartment.  This work will begin on the north end of the third floor on Monday, January 8.  Disruption will be minimal and staff will temporarily move furniture as necessary.

The extremely cold temperatures have postponed installation of new windows on the second and third floors.  Work will resume when the temperature rises above 30 degrees.

December 22, 2017

 

The new automatic door was installed at the front entrance on Thursday, December 21.

The east/west corridor on the second floor will be closed during part of the day on Tuesday, December 26.

December 8, 2017

 

The street in front of the new maintenance building will be closed on Wednesday, December 13 from approximately 7:30 a.m. until 4:00 p.m. for utilities to be placed under the road.  During this time, the gate at Capri Lane will be open to allow access to Phase III of Independent Housing and to the parking areas near the Health Care Center.

Propane was delivered on Friday, December 8 to heat tenting around the maintenance building allowing masonry work to continue during cold weather.

Electricians continue work on site lighting in front of the main building.  Site lighting and concrete work must be completed before the parking area can be opened.

The binder coat of asphalt was applied to the parking area in front of the main building and striping has been completed.  For safety reasons, it is necessary that remaining concrete work and site lighting be finished before the parking area is opened.

The concrete floor of the maintenance building was poured on Tuesday, November 28.  Interior framework has begun.

Installation of new heating and cooling units started on the first floor of the original building.

The street in front of the new maintenance building will be closed for two consecutive days in the coming weeks to allow for utilities to be placed under the road.  It is expected that the road will be closed only during the day.  During this time, the gate at Capri Lane will be open.  We will provide as much advance notice as possible.

The application of the binder coat of asphalt for the parking area in front of the main building has been scheduled for Tuesday, November 28.

Progress continues on the maintenance building and insulation was added along the floor perimeter of the building.  The floor is scheduled to be poured on Tuesday, November 28.

November 17, 2017

 

Concrete work in front of the main building is close to being completed and a binder coat of asphalt is anticipated to be completed the week of Thanksgiving.

Progress continues on the maintenance building.  Trusses were delivered and installed on Thursday, November 16 and the roof decking was completed on Friday, November 17.  The floor is expected to be poured the week of Thanksgiving.

 

November 10, 2017

 

Concrete work is close to being completed.  The construction manager is optimistic that a binder coat of asphalt will be completed yet this month (this is dependent on weather).

Installation of new windows continues on the second floor and will begin on the third floor next week.  The muddy conditions are making it difficult to move the lift so the schedule has changed to install windows on both the second and third floors before moving further south down the hallway.  The Environmental Services staff is notifying residents of this work, removing window dressings, and moving furniture as necessary.

Plumbing and electrical work in the maintenance building is underway and trusses for the building are expected to be delivered very soon.

 

November 3, 2017

 

Concrete and excavating work continues in front of the Main Building.  Asphalt will be done once the concrete work has been finished.

Installation of new windows in the original building has concluded on the east side of the first floor.  Work will begin on the second floor on November 8 beginning with the east side of the hallway moving north to south.  The Environmental Services staff is notifying residents of this work, removing window dressings, and moving furniture as necessary.

Demolition of the ceiling on the first floor continues.  Residents on the first floor will have complete access to their apartments during this demolition work due to the different type of ceiling in this area.

Removal of concrete in the area of the new mechanical chase (area near the front elevators) on all three floors is planned for Tuesday, November 7.  We apologize in advance as this work will be extremely noisy.

 

October 27, 2017

 

The concrete ramp at the front entrance has been poured.  Additional concrete and excavating work continues in front of the Main Building.  Asphalt will be started once the concrete work has been finished.

Demolition of the ceiling on the third floor has been completed.  Demolition of the ceiling on the first floor will begin on Monday, October 30.  Residents on the first floor will have complete access to their apartments during this demolition work due to the different type of ceiling in this area.

Installation of new windows in the original building has resumed on the first floor.  The Environmental Services staff is notifying residents of this work, removing window dressings, and moving furniture as necessary.

The steel beams have been placed for the new maintenance building and plumbing work is beginning.

 

October 18, 2017

 

Work continues on the ramp to the new fully accessible front entrance.  Installation of the built-in snow melt system has begun.

Demolition of the ceiling on the third floor began last week in the original building moving north to south.  Ceiling demolition will continue on the third floor over the next couple of weeks.  Residents in the affected areas are being individually notified that they will not have access to come or go from their apartments from 8:15-11:30 a.m. and 12:30-4:00 p.m.

October 6, 2017

 

Work continues on the concrete sidewalks in the parking area in front of the Main Building.  A new drainage system has been added along the drive outside The Courtyards entrance.

Work started on the ramp to the new fully accessible front entrance.  The ramp will include a snow melt system integrated into the concrete.

Demolition has been completed and framing work has started for the first phase of interior renovation for the reception, administrative and marketing areas.

Installation of new windows in the original building is on hold until another shipment of windows arrives, which is expected the week of October 16.

Work on the maintenance building is on hold until the steel beams arrive.  Delivery of the steel beams has been delayed for a few weeks.

The ironing room in the h-wing of the third floor will reopen the week of October 16.

The next update will be on Tuesday, October 17.

 

September 29, 2017

 

The brick planters located by the elevators near the Reading Room were removed.  Plastic will remain in place while a mechanical chase is installed.

Work began to pour concrete sidewalks in the parking area in front of the Main Building.  A new drainage system is being added along the drive outside The Courtyards entrance.

Demolition nears completion for the first phase of interior renovation for the reception, administrative and marketing areas.

Installation of new windows in the original building began with the north wing of the first floor.  Staff will be in touch with residents to inform them of the timeline for the work.  Residents will be able to remain in their apartments during the window replacement.

Masons continue their work erecting block walls for the new maintenance building.

The ironing room in the H-wing of the third floor will be closed beginning Tuesday, October 3.

 

September 22, 2017

 

The block walls for the maintenance building are going up.  The masons are dealing with unusually hot weather for this time of the year.

Over 80% of demolition has been completed in the first phase of interior renovation for the reception, administrative and marketing areas.

The original water main to the Main Building has been replaced.  Water was shut off for short periods of time on September 18 & 19 to complete this job.

Work continues on the new parking area and drive in front of the Main Building.  New drainage is being added.

The men’s restrooms across from the Library Lounge will be temporarily closed on Monday, September 25.

The brick planters located by the elevators near the Reading Room will be removed the week of September 25.  Plastic will surround the area while demolition occurs, but the corridors will remain open and the elevators will remain in service.

New windows will begin to be installed in the north wing of the first floor on Monday, September 25.  Staff will be in touch with residents to inform them of the timeline for the work.  Residents will be able to remain in their apartments during the window replacement.

 

September 15, 2017

 

Footers have been poured for the new maintenance building west of the Main Building.

The steps to the front porch have been removed as the site is prepared for the new fully accessible ramped entrance with automatic doors.

Work continues on the first phase of interior renovation for the reception, administrative and marketing areas.

Contractors arrived on September 15 to begin the replacement of the original water main to the Main Building.  They were able to complete phase one of this work without having to shut the water off.  Work will continue into the week of September 18.

 

September 8, 2017

 

The front entrance drive, parking and two front entrances to the Main Building are now closed for construction, with emergency access only.  Signage on the drive directs visitors to entrances and parking at the west (rear) entrance and the Health Care Center parking lot.  A construction perimeter has been established with orange fencing and only authorized construction personnel are permitted within the construction zone.

The first phase of interior renovation has begun and a temporary wall has been constructed to close access to the Founders Room (foyer) and the east side of the corridor.

A newly created parking area, southwest of the Main Building, is currently in use by employees.  It will remain in stone until curbs and sewers have been installed later in the project.

Current parking spaces in the west lot (at the rear of the Main Building) have been reallocated and designated for resident/visitor parking or employee parking.  This has created additional parking for residents and visitors near the entrance.  Maps throughout the building (and below) indicate the designation of parking areas.  The plan should allow ample parking for all.  Everyone is asked to park only in designated spaces and to comply with posted restrictions.  Entrances and emergency and delivery access should never be blocked.

September 1, 2017

 

Attention:  The drive and parking areas in front of the Main Building will be CLOSED beginning Tuesday, September 5.  The exterior doors to the Founders Room and The Courtyards entrance will also be closed (except for emergencies).  A construction zone perimeter will be established with orange fencing and only authorized construction personnel are permitted within the construction zone.

The walking paths will remain open, but walkers must obey the construction perimeter.

August 24, 2017

 

Wiring for the emergency nurse call system in Phase II of Independent Housing ran underground through the area of the new employee parking area.  Relocation of the wires was completed on Wednesday, August 23.  Maintenance staff tested the emergency nurse call system in each Phase II home and the system is back online.

Excavation continues for the new employee parking area north of the Health Care Center parking lot.  The lot will initially consist of a stone surface until additional areas are ready for paving.

Upon completion of the new employee parking area, the teardrop drive and parking areas in front of the Main Building will be closed.  Traffic will be directed to the west entrances and parking maps will be posted showing designated areas for employee and resident/guest parking.  The exterior doors located in the Founders Room and The Courtyards entrance will be closed (except for emergencies).  A construction perimeter will be established with orange fencing and only authorized construction personnel are permitted within the construction zone.
